If your official residency is outside the U.S., and you want to purchase a second home or investment property in the U.S., there's a mortgage program available to help you. With this mortgage program, non-resident aliens are not required to have a social security number, a U.S. credit history, U.S.-based assets, or a relationship with a U.S. bank. In fact, even a green card is not required.
Non-U.S. citizens can borrow up to 70% of the purchase price for a U.S. property on a stated income (your income is not verified by the lender) basis. If you have a green card, then you can borrow up to 80% of the purchase price, and need only a 20% down payment.
